THE SEASON OF SELECTIVITY

Inventory Has Peaked and Is Beginning to Retreat as the Fall Market Begins

Orange County Market Intelligence Issue #05 hero graphic for the Season of Selectivity, fall market concept

Inventory has peaked and is beginning to retreat as the Fall market begins. Buyers now have more choice, more negotiating power, and the ability to be more selective. Pricing precision matters more than ever for sellers, and condition and presentation set a home apart.

In this issue, we examine what the shift toward selectivity means across Orange County, walk through the latest numbers for Fullerton, Brea, Placentia, and Yorba Linda, and look at how the luxury market is firming up at the top. For buyers it is a season of options; for sellers it is a season where accuracy and presentation decide who wins.

Executive Summary

The Big Picture

The theme of this refresh is selectivity. Orange County's active inventory stands at 4,982 homes, down 1% in two weeks but still 2% above where it sat a year ago. Demand holds at 1,528 pending sales, down 9% from last year, with an expected market time of 98 days. The 30-year fixed mortgage now rests at 6.72%, the highest reading of 2026 and the highest since July 2025, which is prompting many buyers to compare carefully before they commit.

Sellers are responding to the slower rhythm in their own way. Off-market delistings total 95 year to date, up 21% from last year and now 7.2% of current active inventory, a clear sign that sellers are pausing to reposition rather than chase a softening market. Attached homes sit on the market for 109 days while detached homes move in 90, and buyers are clearly taking their time.

Yet the homes that do close remain well negotiated. August closed sales came in at 1,905, up 4.2% from a year ago, with a median sold price of $1,130,000, up 4.6%, and a sale-to-list ratio of 100.3%. The median home closed in just 18 days. In other words, well-priced, well-presented properties still sell quickly, and near list. The selectivity is punishing overpricing and tired condition, not accurate pricing.

The takeaway: This is the season where pricing precision and presentation decide who wins. Buyers have real leverage and can be selective. Sellers must price precisely from day one, because buyers are comparing more homes than ever. Condition is what sets a home apart.

Fullerton is balanced and slightly slower this period. With 149 active homes and a 78-day market time, inventory has retreated 3% in two weeks while demand holds at 57 pending sales, down 7%. The median active list price of $1,285,000 is up 0.4%, and the homes that close are landing within about 1% of asking. Cash buyers are a real factor here, making up a quarter of all purchases, while 12.2% of listings were pulled off market. Pricing discipline still wins in Fullerton.

Brea keeps its premium values firm even as the broader market cools. With 112 active listings, down 5%, and 41 pending sales, the 82-day market time has improved eight days. The median active list price sits at $1,599,000, and closed sales are landing essentially at list price at a 100.1% sale-to-list ratio. The right listing still commands attention, but buyers are negotiating more at this premium price point.

Placentia is the slower-pace market of this group. With 67 active homes and just 19 pending sales, down 17%, the expected market time stretches to 106 days. The median active list price is $1,275,000. Patient buyers have real negotiating room here, while sellers need the strongest possible positioning and pricing to hold attention in a market where demand has pulled back.

Yorba Linda is the fastest-moving market in this report. With 116 active homes and 56 pending sales, the expected market time is a brisk 74 days and homes that closed spent a median of just 15 days on market. The median active list price of $1,575,000 is up 0.3%, and values are stable year over year. Well-priced homes still move briskly here.

The luxury segment ($2M+) is firming up. Active inventory sits at 995 homes, down 2.4% in two weeks though still up 15% from a year ago. Demand rose 5.6% to 208 pending sales, and the expected market time is now 144 days, down 11 days, the best reading of 2026 and the best since early 2025. The median active list price is $3,670,000, up 1.9%.

July closed sales came in at 114, down 9.5% from a year ago, with a median sold price of $2,685,000, up 2.5%, at roughly $932 per square foot. Homes that closed spent a median of just 29 days on market, ranging from about $1.3 million to $10.5 million. At the top of the market, demand is firming, but buyers remain comparison-driven. Condition and presentation decide the sale, and a polished, well-priced property stands out.

For luxury homeowners in Raymond Hills and Sunny Hills: Luxury market time is the best reading of 2026, but buyers have more choice than a year ago. Condition and presentation decide the sale at the top. A polished, accurately priced property stands out and moves; a tired presentation waits. With market time now the best since early 2025, the window is favorable for sellers who present their home well.

July in Perspective

What July's confirmed CRMLS closings mean for homeowners and buyers across Orange County.

July marked the middle month of the summer market, and the theme was cooling. Closed sales came in at 1,930, down 3% from June. The median sale price was $1,220,000, down 2%. A 99.5% sale-to-list ratio tells the real story: homes are closing near list, but only the ones priced right from the start. 31% of sellers reduced their list price, 52% of homes closed below their final list price, and off-market delistings climbed to 17.4%, a sign sellers are pausing rather than chasing a softening market. With rates above 6.3%, expect the market to keep mirroring last year as fall arrives.

What This Means for You

  • 🏠 If you're a homeowner: Pricing precisely from day one has never mattered more. With 52% of homes closing below final list price and 31% of sellers cutting prices, the homes that win are priced accurately and presented well from the first day on market.
  • 🔑 If you're a buyer: This is your season. More than half of homes closed below original asking price in July, and with cash buyers at 26.2%, financed buyers still make up the majority of the market. You have real negotiating room, so compare more homes and negotiate with confidence.
  • 📈 If you're deciding whether to list: Off-market delistings rose to 17.4%, showing many sellers choosing to wait. But the homes that closed still landed at 99.5% of list, so a realistic price and strong condition continue to deliver results.
