SEPTEMBER 21 – 27, 2026

Good morning, Fullerton Hills. It's Monday, September 21, and fall officially arrives this week with the season's first full week of community rhythm: the Wednesday farmers market at Independence Park, Thursday's Downtown Fullerton Market & Beer Garden and a country music night at The Muckenthaler, and the Saturday market up on Brea Blvd, with Ohana Fest closing the weekend down in Dana Point. Here is everything happening September 21 through 27 across Raymond Hills, Sunny Hills, and Golden Hills.

1. September Market Intelligence: The Numbers

Late September brings the Orange County market's seasonal rhythm into sharper focus: more choices for buyers, longer expected market times, and a market where preparation decides the outcome. The numbers that matter most for Raymond Hills, Sunny Hills, and Golden Hills come from the Orange County market report dated September 14, 2026, "The Market Has a Playbook," published in full on our Market Intelligence page. Here is the snapshot for Orange County, Fullerton, and our sister cities in North Orange County.

The Market Has a Playbook, Market Intelligence Report Issue 06, with a Read the Full Report button

The headline: the county is moving more slowly, but this is a playbook market, not a sliding one. In August, 52% of Orange County closings sold below final asking while 48% still sold at or above it, and homes that priced and presented well kept selling quickly. The market rewards the prepared.

A quick note on this week's data: these are Orange County-wide numbers, and they are property-specific, not citywide, in what they can tell you about your own home. The detailed regional snapshot is live on the Market Intelligence page. If you own a home in the hills and are wondering what this market means for you specifically, the most accurate answer is a localized valuation of your own property, not a countywide average. Request a localized, accurate home equity valuation report for your exact Fullerton Hills property at highway.ai or book a direct, low-pressure strategy call with Rob anytime.

5. Community News & Civic Updates

New Market Intelligence: The Market Has a Playbook

The September 14 Orange County report is live on our Market Intelligence page, and its full readout is worth the time for any hills homeowner watching the fall market: more choices for buyers, a countywide Expected Market Time of 101 days, and a reminder that averages describe the environment, not your property. If you have not read the September Local Lens yet, The Seller Who Waited for September remains the best single read on what that means for sellers here.

School Year Rhythm Across the Hills

Several weeks into the 2026-27 school year, the neighborhoods are back in their fall rhythm of drop-off lines, afternoon sports, and homework hours. If your family is new to Raymond Hills, Sunny Hills, or Golden Hills and still needs to confirm your feeder school, our School Feeder Patterns guide maps the boundaries and assignments across the North Fullerton edge.

6. Trail & Outdoor Update

The week of the fall equinox might be the finest stretch of the year on the Fullerton Loop. Morning lows have turned genuinely cool, the light is long and golden, and the hillsides still carry their late-summer green. Start early, bring water, and the singletrack is yours nearly alone, even as the county's festival crowds gather over the weekend.

Equestrian riders in Golden Hills will find the connections from Hiltscher Park to the Loop open and well maintained. For the full loop descriptions, trailhead parking, and insider notes on Raymond Hills, Sunny Hills, and Golden Hills routes, check our Fullerton Loop Trail Guide, and visit the Trails page for the complete outdoor picture across the three hills.

7. Dining Spotlight

Dining Spotlight · This Week: HopScotch Tavern

HopScotch Tavern
New American Gastropub & Whiskey Bar · 136 E Commonwealth Ave · Downtown Fullerton
Tue–Sun from 4:00 PM · Closed Mondays
Open Since 2012 · Historic Pacific Electric Station

HopScotch Tavern is Downtown Fullerton's craft beer and whiskey gastropub, poured into the historic Pacific Electric Railway station at 136 E Commonwealth Ave since 2012. For Fullerton Hills homeowners it is the spot that works for both a decompression pint after an open house and a full night out with friends: handcrafted cocktails, an extensive whiskey list, and a rotating lineup of craft beers on tap. The kitchen turns out hearty New American fare built to match the bar list: buttermilk fried chicken, braised short ribs, poutine, and the house Bradley burger that regulars order every visit. The tavern opens daily at 4 PM, closed Mondays, and stays lively late into the evening, especially on Downtown Fullerton weekends when the bar and patio fill with neighbors. Casual by nature and generous with both pours and portions, it feels like a local secret even when half the hills seem to know about it.

Curator's Note

Fall arrives this week, and the market moves with the season: buyers with more choices and a little more time, sellers who prepare earning every advantage. I have lived in Orange County for more than 40 years and sold homes here for more than 26, and late September is when I tell hills homeowners the same thing every year: the countywide averages describe the environment, but your property writes its own playbook. That is good news for the seller who prices and presents with precision, and good news for the buyer who waits for the right home instead of the right headline. If you are thinking about making a move, or simply wondering what your own home is worth as the leaves turn, I am always here for a no-pressure conversation. Enjoy the farmers markets and the music this week, get out on the Loop early, and save me a spot at the Thursday market.

Frequently Asked Questions

Weekly Digest FAQ

What neighborhoods are covered?

Raymond Hills, Sunny Hills, and Golden Hills in North Fullerton.

How do I get a home valuation for my property?

Request a localized, accurate home equity valuation report for your specific Fullerton Hills property at thecolegroup.co/home-value or book a direct, low-pressure strategy call with Rob.

How do I prepare my home for a showing in late September?

Late September still brings warm afternoons, so curb appeal matters as much as it did in July and August, while mornings turn invitingly cool. Keep your lawn green and trimmed. Set your thermostat to 72-74 degrees so the home feels refreshing when buyers walk in. Open all blinds and curtains to let in natural light, but close them on the south-facing windows before showings to keep rooms cool. With the school year well underway, a tidy entryway free of backpacks and morning clutter makes a surprisingly strong impression. And always leave a cold bottle of water out for the agent and buyers.
